Roof Renovation in Switzerland: Costs and Process

The roof is the hardest-working part of the house — and the longest ignored. What a roof renovation costs, when it is due, and why insulation is the real decision.

When a roof needs renovating

A tiled roof lasts 40 to 60 years; the sarking membrane beneath it often less. The typical signs: shifted or porous tiles, damp patches in the attic, moss in the joints, an attic that is warm in winter — that is your heating escaping through the roof.

The most important advice first: do not wait for the water stain on the ceiling. By the time water shows, it has usually been working through the roof build-up for months. An inspection by a carpenter or roofer costs little and shows whether replacing a few tiles is enough — or whether the roof is due.

What a roof renovation costs

Guide prices from our practice in the Zurich area, for a single-family house with a gable roof and around 120 to 150 m² of roof area. The exact price depends on access, roof shape and the condition of the roof structure.

Add the scaffolding, usually CHF 8,000 to 15,000. It is standing anyway — which is why a roof renovation is the right moment for everything that would otherwise need its own scaffold: chimney, roof windows, photovoltaics, facade.

Insulation is the real decision

If you only re-tile, in 40 years you will have a watertight but still cold roof. Above-rafter insulation costs more, but lowers heating costs permanently and is subsidised in the canton of Zurich through the cantonal funding programme. The rule from practice: once the roof is open, insulation is as cheap as it will ever be. Doing the same step later costs almost twice as much.

Carpenter or roofer?

Both belong on the roof, but they do not do the same thing. The roofer lays the covering: tiles, sarking membrane, junctions. The carpenter is responsible for the timber beneath: reinforcing rafters, replacing rotten ends, strengthening the structure for new loads — for instance when photovoltaics or heavier insulation are added. On older roofs, the true condition only shows once the tiles are off. That is why every serious quote should contain a line item for timber replacement at unit prices, instead of a lump sum that is too high in the best case and too low in the worst.

The process

  1. Assess the condition. Inspection inside and out, photos, assessment of covering, sarking and structure.
  2. Define the scope. Re-tile only, or insulate? Roof windows, chimney, flashings at the same time?
  3. Clarify permits. Same tiles in the same colour usually need no permit. A change of colour, insulation thickness or a heritage zone can trigger a procedure.
  4. Scaffolding and weather protection. The roof is never open longer than necessary — stripping happens in sections.
  5. Timber work, insulation, covering. In that order. Finally flashings and handover.

Construction time for a single-family house: two to four weeks, depending on scope. The house remains habitable throughout.

Frequently asked questions

Does a roof renovation need a building permit?

A pure like-for-like replacement usually not. As soon as the roof visibly changes — different tiles, a higher build-up because of insulation, new roof windows — the simplified or the ordinary procedure applies, depending on the municipality. The overview is in the guide to building permits.

Are there subsidies?

For the insulation, yes: the canton of Zurich supports roof insulation through its funding programme; the usual conditions are a GEAK energy certificate and applying before work starts. There is nothing for re-tiling alone — it counts as maintenance, but is tax-deductible in return.

Can a roof be renovated in winter?

Yes, with proper planning. Work proceeds in sections under temporary covers. Lead times are often shorter in winter — ask in autumn and the new roof is done by spring.
